    These days, it is not uncommon for a home seller to shrug his shoulders as his house sits on the market month after month. The blame is incorrectly assigned to the current market condition, but it should be aimed at the seller himself.

    A typical For Sale By Owner (FSBO) property will have a small sign in front of the house, a small ad in the newspaper, and maybe a mention on an FSBO website. There might also be a few photos showing parts of the house. And you wonder why your house hasn't sold? There is nothing in this approach that is appealing to a potential buyer (except for a possible lower price due to cutting out the real estate agent's commission). That, my friends, will not sell a house.

    Houses have to be sold. Someone, or something, has to be touting the benefits. Someone, or something, has to connect the buyer emotionally to the house. Someone, or something, has to lead the buyer to the table. In a typical FSBO situation, these elements are sorely lacking. Since the FSBO seller is trying to save money, though, he does not want to hire a professional to do any additional work for him. The extra money spent on the professional, the reasoning goes, is money that is wasted.

    In many cases, that would be true, but there is at least one area in which the proper professional can enhance the situation to such an extent that a quick sale is inevitable. Studies have shown that the most cost-effective method of aiding the sale of a house is the use of the World Wide Web (the Internet). Not every Internet presence, though, helps. Many of the Internet interventions actually work against the sale of your house.

    Take the example of a virtual tour, for instance. If done properly with a research-based approach, your house will sell quickly.
